Responsibilities

  • Lead the complete finance function for a Los Cabos ultra-luxury resort or hotel group: manage a finance team of 4–10 professionals, own the annual operating budget and capital expenditure plan, and report to the General Manager and international ownership/management company on all financial performance and compliance matters
  • Design and execute the annual budget and strategic financial planning process: working with department heads, develop the annual revenue budget, cost structure plan, and capital investment recommendations — the Los Cabos luxury resort's financial planning must account for the Baja California Sur BISBEE's fishing tournament demand spike, the holiday weekend premium pricing strategy, and the US market sensitivity that creates direct correlation between US economic confidence and Los Cabos ADR performance
  • Own the international ownership reporting package: produce the monthly financial package in the format required by the international management brand or ownership group (often compatible with USALI — Uniform System of Accounts for the Lodging Industry) including the P&L by department, STR competitive set benchmarking commentary, and RevPAR variance analysis
  • Lead the SAT fiscal compliance program at organizational level: oversee all CFDI management, manage the hotel's relationship with the external fiscal advisor for ISR, IVA, and IETU compliance, and represent the finance function in any SAT audit
  • Manage the resort's treasury and cash flow: optimize the USD/MXN cash conversion timing, manage the working capital cycle for a large resort with significant advance deposit liabilities from group bookings, and produce the cash flow forecast that ownership uses for investment timing decisions
  • Lead the IT systems management for the finance function: own the PMS-to-accounting interface, the payroll system, and the reporting tools that the finance team uses

Requirements

  • Director of Finance or Hotel Controller experience at a luxury or ultra-luxury resort
  • USALI, international ownership reporting, and IFRS awareness
  • SAT fiscal compliance at organizational level
  • USD/MXP treasury management
  • Full team leadership; English and Spanish bilingual; CPA or equivalent preferred

The Los Cabos Director of Finance who presents the Q3 results to the management company's asset management team on a video call — who shows RevPAR 9% above Q3 budget, food and beverage margin at 68% versus 65% target, labor cost at 28% of revenue versus 30% target, and the cash position sufficient to fund the planned pool renovation from operating cash without additional capital call — who fields the detailed questions about OTA commission exposure and the direct booking growth strategy, and who closes the call with the management company's VP of Finance saying "best quarter report we've received from any asset" — is doing financial leadership at the standard that the Los Cabos luxury market demands. That quality of financial reporting doesn't emerge from a single quarter of good performance. It emerges from the finance culture the Director of Finance builds in the team over time.
