Responsibilities

  • Manage the complete accounting and finance function for a Tulum boutique eco-property: as the sole accounting professional at a 20–60 room property, manage the full spectrum of financial operations — CFDI compliance, accounts payable, accounts receivable, payroll processing, IMSS compliance, and the monthly P&L that ownership requires
  • Execute the hotel's SAT CFDI compliance in a connectivity-challenged environment: the Tulum beach road's limited internet connectivity makes real-time SAT portal access unreliable — the accountant manages the CFDI submission schedule to execute during connectivity windows, maintains local records during offline periods, and processes the timbrado backlog efficiently when connectivity is restored
  • Manage the property's payroll for a small, mixed-contract workforce: Tulum boutique properties often employ a mix of permanent Mexican staff, seasonal contract workers, and international staff on FM3 work visas — the accountant manages the payroll and IMSS compliance for each contract type with the LFT precision each requires
  • Process IMSS Quintana Roo zone obligations with deadline discipline: IMSS SUA payments and IDSE movements have legal deadlines regardless of connectivity challenges — the accountant maintains a compliance calendar and uses the beach road's connectivity windows to execute submissions before deadline
  • Manage the hotel's OTA and direct booking revenue accounting: Tulum boutique properties generate significant revenue through Booking.com, Airbnb, Hipaway, and direct Instagram/WhatsApp bookings — the accountant reconciles revenue from all channels, accounts for OTA commissions as AP, and produces the net revenue position that ownership monitors for direct booking versus OTA mix improvement
  • Coordinate the hotel's SEMARNAT-related accounting: eco-properties pay SEMARNAT compliance costs (environmental assessments, cenote monitoring studies, waste management contracts) — the accountant accounts for these costs correctly in the property's departmental P&L

Requirements

  • Hotel or boutique property accounting experience in Mexico
  • SAT CFDI compliance under connectivity constraints
  • IMSS SUA and IDSE compliance management
  • Multi-channel revenue reconciliation (OTA + direct)
  • CONTPAQi Contabilidad or Aspel COI; English and Spanish bilingual preferred for Tulum's international ownership community
