Responsibilities

  • Prepare daily, weekly, and monthly revenue performance reporting for a CDMX five-star property: occupancy, ADR, RevPAR, and segment mix analysis against budget, prior year, and STR competitive set benchmarking, presented to the Revenue Director and General Manager
  • Analyze multi-segment displacement economics: the CDMX corporate hotel must decide daily whether to hold availability for a high-ADR corporate account that books within 14 days, or to sell to leisure transient at a lower rate with higher booking lead time — the analyst models these displacement decisions with an expected value framework
  • Manage the MICE group pickup analysis: MICE room blocks committed months in advance displace transient demand — the analyst monitors group pickup against contracted block commitment, calculates the displacement cost, and recommends release of underperforming block rooms to transient inventory at the right moment
  • Monitor the CDMX event calendar's impact on demand: the Expo Guadalajara in Guadalajara, the Mexico City Marathon, the Formula 1 race weekend if hosted, the political event calendar — all generate specific demand spikes that the analyst identifies in advance and applies to the pricing model
  • Support the annual RFP (Request for Proposal) season analysis: CDMX corporate rate negotiations take place annually in September–November — the analyst prepares the production analysis, rate positioning recommendations, and acceptance/rejection decision modeling for each corporate account in the hotel's negotiated rate portfolio
  • Develop and maintain the CDMX competitive set monitoring process

Requirements

  • Hotel revenue management analytics experience; or hospitality management degree with quantitative focus
  • Advanced Excel; Power BI or Tableau preferred
  • Multi-segment revenue management understanding (corporate, leisure, MICE displacement)
  • STR benchmarking competency
  • English and Spanish bilingual

The CDMX revenue analyst who builds the September corporate RFP analysis — who shows that Account A produces 280 room nights at MXN 3,400 ADR and contributes MXN 952,000 in annual revenue, while Account B produces 190 room nights at MXN 4,100 ADR and contributes MXN 779,000, with Account B booking 68% within 5 days of arrival while Account A books 45 days out — who recommends accepting both rates but applying a different displacement protection tier to Account B based on its higher ADR and tighter booking window — has performed the corporate account analysis that the Revenue Director signs off on and the Director of Sales negotiates from. The analysis is not a spreadsheet. It is a commercial argument.
